No one is allowed to build homes in South Africa unless they are registered with the NHBRC – National Home Builders. Registration Council.

The National Home Builders Council (The NHBRC) offers a warranty cover and inspects all enrolled homes at key stages of construction. The objective of inspections is to protect housing consumers against poor workmanship during construction. In the situation where the inspector identifies a deviation from the NHBRC Home Building Manual, non-compliance will be issued to the home builder.

The home builder will be given reasonable time frames within which to rectify the non-compliance. If the builder is unable or unwilling to rectify, the NHBRC will stop construction and institute its builder disciplinary process.

The National Home Builders Registration Council (NHBRC) is a regulatory body of the home building industry. It was established in 1998 in accordance with the provisions of the Housing Consumers Protection Measures Act, 1998 (Act No. 95 of 1998).

The purpose of NHBRC is to assist and protect housing consumers from any unscrupulous home builders who:

  • Deliver substandard houses
  • Bad workmanship and
  • Poor quality material

Who Needs to Register With NBHRC?

Anyone with the intention of building a house in South Africa.

Is It Compulsory to Register With NHBRC?

Yes, in terms of the National Housing Consumers Protection Measures Act 95 of 1998.

How Can Builders Register With the NBHRC?

  1. Download the application form.
  2. Complete the form.
  3. Return the form to your nearest NHBRC customer care office (see our offices)
  4. Make payment (see prescribed fee structure)

Can I Report Builders to NHBRC?

Yes, In the event that a builder is unable or unwilling to rectify reported defects, the NHBRC can rectify the defects, following the completion by the housing consumer of a complaint and conciliation process.

Maximum amounts payable:

  • The cover is for 5 years on major structural defects.
  • The maximum amount payable is the lesser of the Enrollment Value of R500 000.
  • The payable amount includes professional fees + accommodation + transport.
